Creating & Maintaining Relationships with Potential Buyers

Everyone, at some stage in life, will be a buyer. It is not a matter of if, but a matter of when they will be a buyer. If you are at a place in your business where you are struggling to find or maintain relationships with buyers, you are not alone. 

At Metrix we find that there are a few obstacles that our clients face when finding and building trust with buyers. If there is a lack of an initial pipeline or a lack of an existing (and functioning) database there is likely to be a lack of potential and engaged buyers. Additionally, gaining access to a network of buyers outside of your sphere or database can be challenging, especially if you have exhausted all of your initial buyer resources. Lastly, we find that building and maintaining a list of buyers can be difficult if you are not up to date on what’s happening in the market and are unable to confidently educate a potential buyer into taking the next step.

Our first tip: utilize a CRM! Find a CRM that you love, commit to learning how it works, and be sure that you are using it to its fullest potential. CRMs are so useful for keeping you in front of your clients and on top of your tasks. A CRM helps you keep existing buyers ‘in the loop’ as they have the ability to search on their own time. Additionally, you will be able to track their searches, learn what they are looking for in a home, and be ready to show them properties that meet their needs.

This one may seem obvious, but it is important… network! Create a network of other agents that you can engage with. Share with them your current and upcoming listings or properties. Creating a strong network will help to increase your sphere of potential buyers.

Lastly, people want a human experience and will want to work with you if you can provide that. Use technology to leverage your time so you can focus on building and maintaining relationships with potential buyers! There are so many awesome apps or programs available that will help you to streamline daily tasks so you have more time to actually engage with buyers on a real level. 

Bonus tip: seek out and recognize off-market opportunities that may be coming and market to specific target audiences. This will help you expand your existing buyer list and maybe even introduce you to a new type of buyer that you have not worked with before.
